But I don’t know if he would suggest or if it’d be a waste of time. But if you built relationships with banks for leads for like foreclosures, I kind of thought they would be like the first ones to know who’s late on payments and who’s getting ready to go into foreclosure.
I don’t know if the best way to do so foreclosures. I love the question though. Whatever do you want to invest in? Bo? I don’t know. I live in Oregon. But I want to do buy and hold. But I don’t want to do them here. Yeah, I would. I would agree with that. I wouldn’t want to do that. Even though I don’t know I was kind of thinking like Airbnb is in Colorado or something. But I don’t know, I’m still pretty new and trying to research where I like your idea of buying them all kind of in the same area, at least starting out to get a one managing company manage all them instead of having a different manager for every property.
Alright, so let’s go to go to Colorado. I’m on batch leads.io. Right now, let’s go to Colorado, what we’re going to see is we’re going to see, well, that’s all of Colorado, we don’t want all of Colorado but let’s just say let’s just do it for shits and giggles. So I have how many foreclosures? 1500 foreclosures in Colorado, okay. And for me personally, that’s where I would start. And the reason being is because banks are going to be slow to get this data to you.
And I don’t even know who you would actually talk to at the bank specifically, because every time you call a bank, it’s like somebody in the Philippines or in Mexico or whatever else, like how do you build a relationship with somebody at the bank to get foreclosure data? If somebody else has a better idea than me, I would love to know that. Well, what I would do is I would take these foreclosures right here at these 1500. And I would select all and I would add them to here’s what I’ll do create a new list. How do we spell both b e a u x? Correct? Okay, select existing tag new tag about this Bo knows.

Okay, boat knows foreclosures. So I’m gonna add 1500 properties to my list. So I’m pulling that list for you. I’m going to spend the money on it and I’m going to skip trace it and I’m gonna give it to you, it’s gonna cost me 200 bucks. And there’s all your lists as all their phone numbers, all their emails as everything out of it. I’ll make sure I get that it’ll take me a little bit to skip trace it like maybe 3045 minutes, but it’s that easy to get foreclosure data, literally three minutes, right on my belief is that if I call the bank, Hey, my name is Bo, you know, I’m looking for this. I’m looking for that. They’re gonna go Wait, what do you want?
Well, I’m looking for foreclosure data. I don’t even know what department that is. Okay, well, can I talk to your manager? Before long? It’s like, you’re gonna go to three hours before you even find anybody even knows. And then they’ll go. Yeah, sure, we’ll let you know. Like, that’s not something that banks normally do. You know what I’m saying? Right? And so for me, I would want to pull county data because the county is the first people that know that they’re late.
The county knows faster than batch leads. So if you want to know the fastest, the only way to get the fastest foreclosure data is to go to the county that you are wanting to invest in like Maricopa County or I don’t know Denver county what do they call I don’t even know I would then their website the county recorder there. Let’s pull it up. Let’s just do it. Nothing like just doing it set of talking about it. You know what I’m saying? Don’t talk about it be about it. That’s right. Don’t talk about it be about a dog. Alright, so let’s go to Maricopa County or closures or closure notices. Let’s do that.
You can see all these people like up to date listings largest foreclosure database. Okay, cool. Well, that’s gonna cost me money. And that’s going to take them two or three days before they get their hands on it. So here you go, boom, right here, public notices Maricopa County and you’re gonna go in here and you’re going to be able to see all this data right here on all the public notices. So let’s go to foreclosure auctions and leases foreclosed properties, like all this stuff right here.
